Terms & Conditions

The Offer

• The Price Match Guarantee ensures that students receive the best available value for like-for-like accommodation
• If a lower price is found elsewhere, Flow Students will match the verified offer in line with these Terms
• The guarantee applies to base rent only and does not automatically include additional incentives or promotions

Promotional Period

• The Price Match Guarantee is available from 27th April 2026 and may run on an ongoing basis
• Flow Students reserves the right to amend, vary, or withdraw the offer at any time
• Any valid price match requests submitted prior to changes will be honoured in line with these Terms
  
  

Eligibilty

• Be booking accommodation for the 2026/27 academic year
• Submit a price match request prior to completing their booking
• Provide evidence of a comparable offer that meets all criteria outlined below
  
  

Comparable Offer Criteria

• Be for a directly comparable property within the same city and location area
• Be for a room of similar type and specification, including:
  • comparable size (square footage)
  • similar layout and features (e.g. ensuite, studio, shared facilities)
• Offer equivalent or similar communal amenities, such as:
  • study spaces
  • social areas
  • on-site facilities (e.g. gym, cinema, laundry)
• Match the same tenancy length and contract terms
  
• Be publicly advertised and verifiable at the time of request
• Be available to the general public (not a private, exclusive, or conditional offer)

Price Match Process

• Students must submit a request via marketing@flowstudents.co.uk
• Requests must include:
  • a valid link or evidence of the competing offer
  • details of the property, room type, and tenancy length
• Flow Students will review and respond within a reasonable timeframe
• Where approved, the matched price will be applied before booking confirmation

Limitations

• The Price Match Guarantee applies to one booking per student
• Flow Students reserves the right to decline requests that:
  • cannot be verified
  • do not meet the criteria outlined above

Cancellations + Early Termination

• If a booking is cancelled prior to move-in, any agreed price match becomes void
• If a tenancy is terminated early, the agreed pricing will not be retrospectively adjusted

General

• amend or withdraw the Price Match Guarantee at any time
• refuse or revoke eligibility where misuse, fraud, or breach of these Terms is suspected
