Flow Student Guarantor Policy (UK & International)
1. Purpose
This policy sets out the obligations, expectations and enforcement processes for guarantors supporting a resident tenancy within accommodation managed by Flow Student.It clarifies the responsibilities of guarantors, eligibility requirements, and the procedures followed where tenants fail to meet their financial obligations under the Tenancy Agreement.
2. Definition of a Guarantor
A guarantor is a person who legally agrees to guarantee the obligations of a tenant under the Tenancy Agreement.
This means the guarantor agrees to pay any rent, charges, or other sums owed by the tenant if the tenant fails to meet their obligations.
The guarantor’s liability is joint and several, meaning Flow Student or the landlord may pursue the guarantor directly for payment without first taking action against the tenant.
3. Scope of the Guarantee
By acting as guarantor, you agree to guarantee the tenant’s obligations under the Tenancy Agreement including, but not limited to:• Payment of rent and any outstanding rent arrears
• Interest on late payments where applicable
• Administration or contractual charges
• Costs relating to damage to the accommodation or communal areas
• Cleaning costs where accommodation is not left in a satisfactory condition
• Any other charges due under the Tenancy Agreement
• Reasonable legal or recovery costs associated with the collection of outstanding sums
4. Durationof the Guarantee
The guarantee applies for the entire duration of the Tenancy Agreement including:
• Any extensions of the tenancy
• Any permitted variations that do not materially increase the guarantor’s liability
• Any period where the tenant remains in occupation after the tenancy expiry date
The guarantor’s obligations will end only when:
• The Tenancy Agreement has formally ended, and
• All amounts owed by the tenant have been paid in full.

To act as a guarantor, individuals must:
• Be at least 18 years of age
• Demonstrate financial stability and ability to meet the tenant’s obligations if required
• Provide appropriate identification and verification documentation
UK Guarantors
• Must be based in the United Kingdom
• Provide valid ID and proof of address
International Guarantors
• May be accepted subject to additional verification checks
• Must accept that the guarantee is governed by English law
Approved Guarantor Services
Where a suitable guarantor cannot be provided, Flow Student may accept a recognised guarantor service such as Housing Hand or similar providers.
6. Guarantor Responsibilities
Guarantors agree to:
• Ensure the tenant complies with the Tenancy Agreement
• Pay outstanding rent or charges if the tenant fails to do so
• Respond promptly to communication regarding arrears or tenancy breaches
Flow Student will normally contact the tenant first regarding overdue payments. However, the landlord or Flow Student reserves the right to contact the guarantor directly where payment is overdue.
7. Rent Arrears Process
Where rent becomes overdue the followingescalation process may apply:
Day 1–3: Payment reminder issued to the tenant
Day 7: Formal notification issued to the guarantor
Day 14: Final demand issued to tenant and guarantor
Day 21+: Escalation to debt recovery or legal action if payment remains outstanding
Guarantors may be required to settle outstanding sums within 14 days of receiving written notification.

If the tenant requests a room transfer ortenancy variation, the guarantor’s obligations will continue to apply unlessotherwise agreed in writing.If a tenant leaves the accommodation beforethe tenancy end date and a replacement tenant has not been secured, theguarantor will remain liable for rental payments until:
• A replacement tenant is secured, or
• The tenancy reaches its contractual enddate.
9. Communicationwith Guarantors
Flow Student may contact guarantorsregarding matters relating to the tenancy including:
• Rent arrears
• Breaches of tenancy conditions
• Damage or costs incurred at the end ofthe tenancy
Communication may be made by email,telephone or written correspondence.
10. Bad Debt Recovery
Flow Student or the landlord reserves the right to pursue the guarantor directly for recovery of outstanding amounts. This may include:
• Engagement of third‑party debt recoveryagents
• Legal proceedings for recovery of debt
• Recovery of reasonable legal andenforcement costs
If the tenant requests a room transfer ortenancy variation, the guarantor’s obligations will continue to apply unlessotherwise agreed in writing.If a tenant leaves the accommodation beforethe tenancy end date and a replacement tenant has not been secured, theguarantor will remain liable for rental payments until:

12. Governing Law
This guarantee and all related obligations are governed by the laws of England and Wales.

12. Governing Law
