End of Term Cashback Offer T&Cs - Flow Credit for new applicants

This promotion is operated by Flow Students (part of MCR Property Group).

These Terms and Conditions are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.

The Offer
Flow Students is offering a cashback incentive to eligible students who book accommodation for the 2026/27 academic year.
  • The cashback amount varies by property and promotional period.
  • The applicable cashback value will be the amount advertised at the time of booking
  • Cashback is offered as a financial incentive for confirmed bookings, not as a discount to headline rent

Promotional Period
  • The cashback incentive is available from 27th April 2026 and may run on an ongoing basis
  • Flow Students reserves the right to amend, vary, or withdraw the offer at any time
  • Any bookings completed before changes are made will retain the cashback value advertised at the time of booking

Eligibilty to Receive the Incentive
Cashback will only be awarded where the student has:
‍
  • signed a valid tenancy agreement, and
  • moved into the accommodation
  • paid their first rent instalment
  • The booking has not been cancelled or terminated early

Eligibilty
To qualify for cashback, students must:

  • Book a room directly with Flow Students or through an approved third-party partner
  • Be a new customer for the 2026/27 academic year
  • Book for the minimum tenancy length applicable to the selected property
  • Complete all booking requirements within the promotional period

Incentive Fulfilment
  • The incentive will be issued as Flow Credit only
  • Flow Credit:
    • has no cash value
    • is non-transferable
    • is non-refundable
  • Flow Credit must be allocated by the student within 30 days of their move-in date
  • Where allocated:
    • Rent credit will be applied to a rent instalment (typically the final instalment unless otherwise stated)
    • Laundry credit will be issued via a laundry card arranged by the site team
  • Any unused laundry credit will expire at the end of the tenancy and will not be refunded or carried forward

Limitations
  • Cashback applies to one booking per student
  • The offer is subject to availability and may vary by room type and property
Cancellations + Early Termination
  • If a booking is cancelled prior to move-in, the cashback offer becomes void
  • If a tenancy is terminated early, any unpaid or pending cashback will be forfeited
General
‍Flow Students reserves the right to:
  • amend or withdraw the cashback offer at any time
  • refuse or revoke cashback where misuse, fraud, or breach of these Terms is suspected
Flow Students’ decision in relation to this promotion is final
