Student safety is always a priority. Our properties typically include secure access systems, key fob entry, CCTV, 24/7 onsite support or security, and safe communal areas.
If you lose your key fob, please report it to the site team immediately so your fob can be deactivated and a replacement issued. A charge may apply for replacement fobs — please speak to the site team for details.
Yes — occasional overnight guests are welcome for up to 3 nights maximum, in line with our guest policy.
Please ensure guests:
Respect other residents
Follow quiet hours
Do not use your key fob / access card
Are supervised by you during their visit
Are communicated to flatmates in shared flats
Some buildings may require guest registration/sign-in.
To help everyone enjoy their stay, residents are expected to be respectful of neighbours, especially during evening and overnight quiet hours.

You are not permitted to sublet any part of your accommodation, as per your accepted tenancy agreement. However, if you need to move out early due to extenuating circumstances, you should contact the Flow Student team to discuss the option of a tenancy takeover and the process of doing so – including any associated admin fees.
Please note that tenancy takeovers are at the sole discretion of the Flow Student management team and should not be assumed as automatically granted. Any decision made by the management team is final.
Unfortunately, e-scooters and e-bikes cannot be brought into Flow properties. Their batteries can present a fire risk, and for the safety of all residents we’re unable to accommodate them inside the building.
As a full-time student you don’t need to pay council tax. You’ll be provided with a Council Tax Exemption Form by your university during your enrolment. A copy of this must then be provided to the team at your property. If you leave university during your Tenancy Agreement period, you may then need to pay council tax. If this happens, you must pay Flow Student for any council tax paid on your behalf.
