No — your room is fully furnished. We recommend bringing bedding, towels, kitchen essentials, toiletries, and personal items to make your space feel like home.

- Depending on the room type – studios/ensuites – will include shower, WC and washbasin/pedestal.

Yes — all Flow properties have communal social spaces designed to help you meet people and make the most of student life. Spaces vary by property and may include social lounges, study rooms, and outdoor areas.
Secure bike storage is available at selected properties. Please check with the site team at your specific location to find out what’s available and how to access it.
No — smoking and vaping are not permitted anywhere inside Flow Student properties, including bedrooms, communal areas, and shared spaces. Designated outdoor smoking areas may be available at some sites. Please ask the site team for details.
Unfortunately, e-scooters and e-bikes cannot be brought into Flow properties. Their batteries can present a fire risk, and for the safety of all residents we’re unable to accommodate them inside the building.

Our superfast Wi-Fi is ideal for:

Pets are not permitted in Flow Student properties.
Your room will be professionally cleaned before you arrive and after you check out. During your stay, keeping your room clean is your own responsibility.
If you’re in a non-ensuite room, you’ll also get a free bathroom clean every fortnight. Non-ensuite residents at Arkwright House will get a free kitchen clean every fortnight too.
If you’d like to arrange a cleaning service during your tenancy, the site team can help point you in the right direction, any arrangement and payment would be made directly with the provider.
- Parcels: logged by our onsite team and you’ll receive a portal notification when ready for collection
- Letters: delivered directly to your secure letterbox, with key access provided at check-in
All Flow properties have an on-site laundry room, available 24 hours a day and equipped with washing machines and dryers. There is an additional cost to use these facilities.
Your privacy is important to us. Staff will only enter your room when necessary — for example, to carry out maintenance or a scheduled inspection. We will always aim to give you advance notice unless there is an emergency situation that requires immediate access. Full details are set out in your tenancy agreement.
Your rent includes superfast Wi-Fi, electricity, heating, water, and contents insurance. All the essentials, so you can focus on your studies.
Wi-Fi speeds are typically around 100Mbps, though this can vary between sites. It’s more than fast enough for online lectures, streaming, gaming, and keeping in touch with family and friends — and it’s included in your rent.
The good news is that the majority of your bills are included in your rent — Wi-Fi, electricity, heating, and water are all covered. You may need to arrange your own TV licence if you plan to watch live TV or BBC iPlayer. Council tax is not applicable for full-time students.
Yes — contents insurance is included in your rent, provided through Howden for Students. This may cover personal belongings against risks such as theft, fire, and accidental damage, subject to policy terms and limits. You can check your cover and register through the Howden for Students app.
When you book with us the possessions inside your room are protected through Howden for Students.
