All Flow locations are chosen for their proximity to universities, transport links and student life hotspots.

Yes — we encourage students to book a viewing so you can meet our wonderful team and view an apartment and all the social spaces. It’s a really great way to get a feel of the place.

Please note: depending on room occupancy, it may not always be possible to view your exact room type. In this case, we’ll show you a similar room and provide images of your preferred room type.

Yes. Flow is exclusively for students — designed to amplify your university journey through innovative spaces and a thriving community. You’ll need to provide proof of student status, or a university offer letter as part of your booking.

You need to be 18 or over to live at Flow Student.

Yes — Flow Student aims to support residents with medical conditions, disabilities, or additional accommodation needs wherever possible.

Please share any requirements during your application so our team can assess the best room allocation and available support.

As part of your move-in process, we will meet with you to discuss any requirements, and any reasonable adjustments.

At selected properties, single-gender flats or allocation preferences may be available, subject to availability.

Yes. Flow Student is ANUK accredited under the National Code UK. This provides independent assurance that our buildings meet national benchmarks for safety and security, property management standards, maintenance and repairs, and transparent complaints procedures, which means our standards are externally recognised, not self-declared.

As a full-time student you don’t need to pay council tax. You’ll be provided with a Council Tax Exemption Form by your university during your enrolment. A copy of this must then be provided to the team at your property. If you leave university during your Tenancy Agreement period, you may then need to pay council tax. If this happens, you must pay Flow Student for any council tax paid on your behalf.

If you are bringing a television to your new home, to watch live TV or BBC iPlayer, TV Licensing requires that you need to buy a licence. For more information on this visit www.tvlicensing.co.uk.

Each Flow property has its own social calendar packed with events throughout the year — from welcome socials to seasonal events — designed to help you settle in, make friends, and get the most out of student life. Communal spaces vary by property and may include social lounges, study rooms, gyms, and games areas.

Our social events programme is the perfect starting point. We run regular events throughout the year to help residents meet each other and build a real sense of community. Your flatmates are a great place to start too — and our onsite team is always happy to help you find your feet.

We always aim for excellence, but we understand things don’t always go to plan. If you have a concern or would like to make a formal complaint, please complete our complaint form. You can find our full complaints procedure on our website or request a copy from the site team.

The National Code is a government-approved framework for student accommodation providers in the UK.

It sets standards across areas such as:

• Property condition and safety
• Repairs and maintenance
• Booking and tenancy agreements
• Complaints handling
• Management practices

It exists to protect students and ensure accommodation is safe, well-managed, and transparent.

On 1st May 2026, the Renters’ Rights Act came into effect in England.

If you are currently living with us during the 2025/26 academic year, your existing booking remains unchanged. You will have received an email from Flow Student via the portal with information on the legislation.

If you’re booked to stay with us for summer in any Flow Student property, no action is required. The agreements used for these bookings are not impacted by the Renters’ Rights Act.

If you have secured accommodation with us for the 2026/27 academic year, your tenancy will be exempt from the Renters’ Rights Act. This arrangement is known as a Common Law Tenancy. Following the government’s release of its official guidance, we will share this information, along with all relevant documentation to those booked in to stay at Flow Student.
